Do you sell homes like you would hamburgers?
Does selling the most burgers mean you make the best burgers?
I think McDonald's is a great company. They provide jobs for young people that teach them skills to get better jobs down the line. And although everyone complains about the food we all go there from time to time. It may be because the kids want to go, we are in a hurry, the prices or some other reasons.
McDonald's sells 75 hamburgers per second and every year they gross more in sales than #2 fast food place Subway, Wendy's, Burger King, and Chick Fil A combined. By far they are the leading seller of Hamburgers in the world. I do not know the numbers per location, but I also suspect they sell the most per location and per employee. That is what they do – sell hamburgers. But do they make the best burger? I have not heard anyone argue that. If you think they do please let me know below.
Locally we have a place called Diggers that I really like. They have a burger on Texas Toast, with grilled onions, bacon, cheese and a fried egg. It is one of the best burgers I have bought at a local establishment or a small chain. Many of the other chains have burgers I think are a lot better than McDonald's. There are lots of great burgers out there, but you have to find them. You have to be open to looking at small and local. Some of the best places to eat no one has ever heard of.
So what does this have to do with Real Estate? A lot. There are a lot of firms that market Real Estate Services. Many claim to be “The Best” “Sales Leaders” or “# 1”. The base this all on some kind of numbers. It is always amazing to me how many number ones there are in one town. That is because there are so many ways to define the numbers (by city or area; by agent, team, or office; types of sales and so forth).
Does being number one make an agent or real estate firm the best? No, no more than it means McDonald's makes the best burger. In fact a small firm with fewer sales (do to being a smaller firm) might be more focused on your particular sale and do a better job for you in selling your home. The best burgers are made at the smaller places. Small Real Estate firms can do an excellent job of selling your home.
Real Estate agents all use the same basic tools. The Multiple Listing Service (MLS) is the data base we all put or listings into so we can all see what is for sale. There are lots of other tools, some use some of them more than others, but the same basic tools and methods of exposure are available to all agents in a given market. The key to selling a home is how well those tools are used. Do you want your home on an assembly line with a large firm, team, or agent that farms out most of the task involved in the sale; or do you want an agent that handles all aspects of the sale and is personally on top of getting your home sold.
